Each bar is a $250 bin, scaled to that type's own total; the hollow dot is the median.

Rent over time, by move-in year

Each line is one year's new tenants, followed through time: every point is the median rent that cohort paid in a given year, in constant dollars (the chip switches to nominal). Purple lines are the oldest cohorts, teal the newest. Real rent drifts down the longer a cohort stays put — rent control shields sitting tenants from market increases, but a market dip only reaches you if you move. A unit that turns over jumps to a newer cohort. Cohort-years under 100 units are hidden; the heatmap below has every count.

Units behind each cohort, year by year

How many units sit behind each median above. A low count means noise — or bogus data. Rows fade to the right as a cohort's tenancies end, and columns before 2023 cover only units with portal-backfilled history.
